About this home

Single-storey living, a long driveway running down to its own garage and gardens front and back, right on the edge of Clayton village. 2 Penfield Grove is a two bedroom semi-detached bungalow that was fully refurbished nine years ago and has just been redecorated, so it is ready for its next owner to move straight in. It also comes with no onward chain.

You arrive through a pair of wrought iron gates set into a low stone wall. The front of the bungalow is stone-faced, with a lawned garden and mature shrubs on one side and a flagged driveway running the full depth of the plot down the side of the house to a single garage at the back. There is room on the drive to park, and the garage gives you secure space for a car, tools or garden kit. The street sits within a neighbourhood watch area.

The front door opens from the side into a bright hallway with oak-effect flooring, storage cupboards and loft access overhead. Every room leads off this one hall, so nothing is more than a few steps away. That is the beauty of a bungalow: no stairs, and everything you need on one level.

The living room sits at the front and is the largest room in the house at 5.1 by 3.3 metres. A wide bay window looks out over the front garden and fills the room with daylight. The fireplace, with its timber surround, marble-effect back panel and hearth, gives you a natural focal point to arrange the sofas around. The freshly painted white walls make it an easy blank canvas for your own furniture and colours.

The kitchen also faces the front, with a big window over the sink looking out to the garden and a second, smaller window adding more light. It is a U-shaped layout with beech-effect units at high and low level, dark granite-effect worktops, white metro tiling and tile-effect flooring, so there is plenty of cupboard space and a good run of worktop for cooking. There is a Prima built-in oven with a four-ring gas hob and a stainless steel chimney extractor above, a stainless steel sink with mixer tap, and plumbing ready for a washing machine.

Both bedrooms are at the back of the house, away from the road. The primary bedroom is a generous 3.6 by 3.3 metres, with a large window looking straight out onto the greenery of the rear garden. The second bedroom, 2.4 by 2.7 metres, has new grey carpet and looks out towards the garage. It works just as well as a guest room, a nursery or a home office.

The bathroom has a white suite: a panelled bath with a shower over and glass screen, a pedestal basin and a WC, with white tiled walls finished with a mosaic strip and an obscured window for privacy.

At the back is a lawned garden bordered by mature shrubs and trees and fenced to the side, a private spot for a morning coffee or for pottering in the borders on a summer evening. The aerial photograph shows how the plot runs from the front lawn, along the drive and round to the rear garden and garage. The floor plan measures the home at around 53 sq m (570 sq ft). It is freehold, sits in council tax Band C and has an EPC rating of C.

It suits a few different buyers. Downsizers can swap the stairs for one level, keep a garage and enjoy gardens that are easy to look after. First-time buyers get a freehold home with its own drive and garage at £180,000, refurbished and freshly decorated, with no onward chain to wait on. Young families will like having three primary schools within 0.3 miles.

The location is a big part of the appeal. Sitting right on the edge of Clayton village, you are a short walk from three primary schools: Clayton Village Primary School and Clayton St John CofE Primary School are both 0.2 miles away, and St Anthony's Catholic Primary School, A Voluntary Academy, is 0.3 miles away. For secondary years, Beckfoot Thornton is 0.8 miles away, Dixons Kings Academy 1.2 miles and Dixons Allerton Academy 1.3 miles. By car, Bradford city centre is around 9 minutes away (2.9 miles), Halifax town centre around 16 minutes (5.9 miles) and Leeds city centre around 27 minutes (15.8 miles). The M62 at junction 26, Chain Bar, is about 18 minutes away (7.6 miles) for commuting further afield.
