Every home I take on gets the full marketing suite. Some homes, though, earn something more: a launch built to stop the scroll and make buyers travel for a viewing.

What does it cost to sell my house with you?

A single percentage fee, agreed before you instruct me, and payable only when your sale completes. No upfront charges, no withdrawal fees, no charge for the photography, film or floorplan. If your home does not sell, you owe me nothing.

How long will it take to sell?

Across my most recent sales the typical time from going live to agreeing a sale has been around a fortnight, against a UK average nearer 50 to 65 days. Your own home depends on its price, its condition and the time of year, and I will give you a realistic answer at the valuation rather than the one you want to hear.

Who actually does my viewings?

I do, every one of them. The person who valued your home is the person who shows it, which means I can answer why the kitchen was extended and which room catches the morning sun. Buyers notice the difference, and it is the main reason I take on a small number of homes at a time.

How do you decide the asking price?

From comparable sales that have actually completed nearby, what is currently competing with you at that level, and how your home differs from both. You get the evidence, not just a figure. I would rather lose an instruction than win it with a price I know will need reducing in six weeks.

Is the photography really included?

Yes. Professional stills, a floorplan and a walkthrough film come as standard on every home I list, shot by property specialists rather than by an agent with a phone. The Ultimate Collection adds twilight photography, a cinematic film with voiceover and drone stills where the setting earns it.

What happens after I accept an offer?

That is when the real work starts. I chase solicitors, lenders and everyone in the chain weekly, and you get an update whether or not there is news. My progression assistant keeps you posted between those calls, so you are never left wondering where things stand.

Do I have to sign a long contract?

No. My tie-in is short and I will tell you exactly what it is before you sign anything. If I am not doing a good job you should be free to leave, and an agent who needs a long contract to keep you is telling you something.

Which areas do you cover?

Bradford and Halifax and the villages and towns around them, including Clayton, Wibsey, Thornton, Queensbury, Allerton, Wilsden, Idle, Shipley, Baildon, Bingley, Shelf, Northowram and Hipperholme. I deliberately do not cover the whole of Yorkshire, because knowing a patch street by street is the job.
