About this home

Stunning views over the golf course, solar panels you own outright that pay an income every quarter, and batteries to store the power they make. That is what sets 8 Golf View apart. This stone-built, three-storey semi-detached house sits on Hillcrest Road in Queensbury. It is very well presented from the front door to the top floor and offers three bedrooms, two bathrooms plus a downstairs WC and 112 sq m (1,206 sq ft) of space, all for £270,000.

The driveway at the front takes two cars. A black front door opens into a small foyer and on into the hallway. Light wood-effect flooring runs through, oak cottage-style doors carry on throughout the house, and there is room for a long run of shoe storage, with more storage tucked under the stairs. Coats, bags and school shoes have a home from the moment you walk in. The downstairs WC sits off the hall, which helps when guests visit or the children come in from the garden.

The lounge is at the front of the house, 4.0 m by 2.9 m, with a wide window that brings in plenty of daylight. It is a snug, carpeted room made for film nights. Because it is separate from the kitchen, the television can stay on in one room while dinner happens in the other.

At the back, the kitchen opens into a dining and living area that runs the width of the house, the second of the two reception spaces. The kitchen has navy shaker-style cabinets with black handles, marble-effect worktops with matching upstands, a four-burner gas hob, a built-in oven and an angled black extractor. Downlights over the worktops and a peninsula that wraps round give room to prep while someone sits and chats, and the integrated appliances are included in the sale. The dining area beyond takes a family table, and French doors open from here straight onto the patio, so summer meals move outside without a second thought.

The rear garden is enclosed and private. A stone-flagged patio sits right outside the French doors with room for a barbecue, then stone retaining walls and steps lead up to a raised lawn. Timber fencing runs down both sides, a tall stone wall closes off the far end, and a paved corner at the back is the spot for an outdoor sofa on a long evening. A path runs down the side of the house.

On the first floor are two bedrooms, each 3.9 m wide. The front bedroom measures 3.9 m by 3.6 m, with two windows and a mirrored sliding wardrobe. The rear bedroom measures 3.9 m by 3.4 m, with a large window looking out over the garden towards the hills beyond. Both work equally well for children, guests or a home office. The family bathroom between them is finished in large marble-effect tiles, with a bath, glass screen and a rainfall shower with a separate handheld head, a chrome heated towel rail, a gloss grey vanity unit with basin, a WC and wood-effect flooring.

The whole top floor belongs to the primary suite. The bedroom measures 3.9 m by 5.6 m, with a dormer window to the rear, downlights and wardrobes fitted neatly into the eaves, so there is plenty of hanging space without losing floor. Through the oak door is a 3.9 m by 2.2 m en-suite with a Velux skylight overhead, a shower, a grey vanity unit, a chrome heated towel rail and wood-effect flooring. A full floor away from the bedrooms below, it is a proper retreat at the end of the day.

Running costs are a real strength. The house has an EPC rating of B and gas central heating through a combi boiler, and the solar panels are owned outright, with batteries installed and an income paid every quarter. Superfast fibre to the cabinet broadband is available, which suits anyone working from home. The house is freehold and in council tax Band D.

It suits a growing family who want three good bedrooms, a garden and schools nearby, a couple who want the top floor to themselves and a spare room for an office, or anyone moving up who wants lower bills built in from day one.
