What's Selling in Bradford Right Now (And What's Sitting)

The BD market has split in two. Some homes are away inside a fortnight, others are still up months later. Here's what actually makes the difference right now.

Walk around Clayton, Wibsey or Queensbury at the moment and you'll spot the pattern without needing a spreadsheet. Some boards go up and come down within a couple of weeks. Others have been sitting so long the sign has weathered. Same streets, same postcodes, very different outcomes.

That split is the real story in Bradford right now. It isn't that houses aren't selling. It's that the well-prepared, sensibly-priced ones are selling and the rest are stalling. Here's what I'm seeing on the ground, and what the wider numbers back up.

More choice than we've had in years

The single biggest change is the amount of stock out there. The latest Rightmove figures put the number of homes available to buy at a 12-year high, and buyer demand is still running about 9% below where it was this time last year.

Put those two together and you get a crowded market. Buyers have options, and they're taking their time. That's why the average time to find a buyer nationally is now 64 days, and it's the same 64-day figure here in Yorkshire and the Humber.

So if your neighbour sold in a week two years ago and yours has been up for two months, it isn't necessarily anything you've done wrong. The backdrop has changed. But it does mean the homes that stand out are the ones getting the attention.

What's actually moving

The properties finding buyers quickly around the BD postcodes tend to have three things in common.

They're priced to reflect today's market, not last year's. With so much choice, buyers are comparing yours directly against everything else on the street. Come in a touch too high and they simply click onto the next listing.

They present well. Tidy, bright, clutter cleared, decent photos taken on a good day. It sounds obvious, but in a crowded market it's the difference between a viewing and a scroll-past.

And they're the homes people genuinely need — family houses in the right catchment, well-kept terraces at a sensible entry price, anything that ticks the affordability box while rates are where they are. The average two-year fixed sits at 5.29% now, up from last month, so buyers are watching their budgets closely.

What's sitting — and why

The homes that stall usually fall into a familiar few camps. Overpriced from day one is the big one. In a market with this much stock, an ambitious asking price doesn't get tested by buyers, it just gets ignored, and the listing goes stale.

Then there's the "we'll tidy it up later" trap. Tired décor, dark rooms, photos that don't do the place justice. Buyers can't picture themselves living there, so they don't book the viewing.

And some are simply lost in the crowd because the marketing isn't working hard enough. Nationally, around six in ten homes that come to market actually find a buyer. That's a reminder that coming to market and selling are two very different things.

The frustrating part is that a sitting property is often only a couple of adjustments away from selling. Right price, better presentation, sharper marketing. It rarely needs all three at once.

The Bradford picture isn't gloomy

For all the caution, this isn't a falling market locally. Across Yorkshire and the Humber the average asking price is £259,162, up 1.3% on the month and slightly up year-on-year. Nationally asking prices rose 0.7% this month, the first monthly increase since May, which points to the usual autumn bounce as people come back after the summer.

So there's still genuine appetite. Buyers are out there, they're just more selective. The sellers doing well are the ones meeting that with a realistic price and a home that's ready to be seen.
