How to Choose an Estate Agent (What the Fee Really Buys)

Cheapest isn't always cheapest. Here's what a low estate agent fee often leaves out, and why paying a fraction more can make a real difference to your sale.

Cheap can cost you more

When you're choosing an estate agent, the fee is usually the first thing people look at. That's fair enough. But the fee is only half the conversation. The other half is what that fee actually buys you, and that's where the difference between one agent and the next tends to hide.

A low headline fee can look like a saving right up until it isn't. If a cheaper agent gets you an offer that's a couple of thousand pounds light, or lets a sale drift for weeks because nobody's chasing the solicitors, the money you saved on the fee quietly disappears. In a market like this one, that matters more than usual.

Why the market makes this decision harder right now

The latest Rightmove figures show the national average asking price fell 0.6% this month, the biggest June drop in fourteen years, as sellers try to tempt summer buyers. Buyer demand is down around 10% on last year too. So there are fewer buyers moving around, and they're being careful with their money.

Closer to home, Yorkshire and the Humber is holding up better than most, with prices marginally up on a year ago and homes taking on average 62 days to find a buyer. That's roughly two months of your agent actually doing their job. Two months of viewings, feedback, negotiation and chasing. The quality of that work is what you're really paying for, not a board in the garden and a listing that goes up and then goes quiet.

What a lower fee usually leaves out

I'm not going to pretend every agent does the same thing for a different price. They don't. When a fee is very low, something has to give, and it's usually the parts of the job that take real time and skill.

Presentation is the first casualty. Proper photography, a floorplan that's actually accurate, a written description that sells the home rather than just listing the rooms. Then there's the reach. Getting your property in front of the right buyers, not just onto a portal and left to fend for itself. And after that, the graft that nobody sees: qualifying buyers before they view, handling the negotiation properly so you don't leave money on the table, and staying on top of the sale once an offer's agreed so it actually completes.

That last part is where a lot of cheaper sales fall down. Getting an offer accepted is the easy bit. Getting from accepted to keys handed over, through surveys, solicitors and the odd wobble, is where a good agent earns their keep.

How to weigh it up

When you're comparing agents, ask what's included rather than just what it costs. Who takes the photos. Who does the viewings. Who's your point of contact when there's a problem at 5pm on a Friday. Who chases the sale through to completion. The answers tell you far more than the percentage on the front sheet.
